ICE Gallery, a travel-related firm, expanded its space with a 46,000-sf lease at the 13450 N. Black Canyon Highway building, joining Kaplan Higher Education, a Washington Post subsidiary, which took 11,000 sf. The firms will pay $18.50 per sf to $19.50 per sf, full-service net of janitorial under the seven-year agreements, Raymond Cashen with Cashen Realty Advisors tells GlobeSt.com. The owner's broker says 100,000 sf of leases are currently under negotiations with building owner, CMB III LLC. Cashen predicts full occupancy could be reached within 24 months.
Built in the early 1970s, Metro North was rehabilitated in 2002. The mixed-use project contains more than 350,000 sf of retail space and a luxury apartment community, which is now more than 98% leased, Cashen says. The complex numbers among its tenants AT&T, a state office, Bull Information Systems, Tri-West Health Care and NCS Pearson.
