Eyeing an April move-in is EO Systems Inc., a spin-off operation from a Minnesota company, which took 15,000 sf for five years into a 65,140-sf building at 4010 La Reunion Parkway, John Gorman with the Holt Cos. in Dallas tells GlobeSt.com. The inbound company manufactures electrical harnesses.
Gorman represented the Turnpike 23 building owner, Principal Capital Management of Des Moines, and Bill Bexley with Kennedy-Wilson International's Dallas office brokered for the tenant. Gorman says key to the catch was the location in a federally designated hub with built-in incentives for manufacturers.
Also in the Lonestar Turnpike park, Gorman secured a renewal and expansion for 95,873 sf after the tenant, Voyager Expanded Learning, opted to stay for the long term in 51,000 sf of overflow space that it took over about six months ago. Gorman single-handedly reworked the five-year pact for Turnpike 11 at 3625 and 3665 La Reunion Parkway, the main distribution center for the Dallas-based educational materials provider. The deal kept occupancy at 100% in the two-building, 230,000-sf complex, owned by Boston-based TA Associates Realty Inc. The quoted rent was $2.50 per sf.
In Lewisville, Mustang Electric Supply Inc. is working from 21,824 sf after taking a three-year lease with a two-year option for 1000 Kinepak Road, says the deal's sole broker, Dan Spika with Henry S. Miller Commercial in Dallas. The firm relocated from 170 Valley Ridge in Lewisville to the east side of town to a building with 2,000 sf of office area that was on the market for $3.50 per sf. The property is owned by local investors, operating as Windy Ridge LLC.
