The tenant was represented in the transaction by Binswanger/Klatskin of Teterboro and Edison, NJ. The firm's executive vice presidents Joel Lubin and Charles Fern put together the deal, the terms of which were not disclosed.
The signing represents an expansion for Sutton Warehousing, a third-party distributor. The company already occupies an entire 300,000-sf building in nearby Sayreville, NJ, and will maintain that location.
"The industrial market in New Jersey continues to be extremely strong," according to Lubin. "Demand is showing no signs of letting up."
