Trammell Crow Co. vice president Bo Mills tells GlobeSt.com that the building offered the Garden Valley, MN firm the functional space and a high-image building with freeway exposure that it was seeking. Built in 1999, the 4703 W. Brill St. front-loading distribution center is comprised of 147,000 sf and located near two full-diamond interchanges off Interstate 10 in Southwest Phoenix. Mills says about 72,000 sf remains available for lease at rates of 27 cents per sf triple net.
Great Crates, which provides mobile storage crates that are delivered for home use and later stored in their climate-controlled warehouse, will move into the facility in June. Mills and TTCC's vice president Mark Detmer represented Dallas-based building owner, West 10 Business Center LP in the transaction. The tenant was assisted by Jeff Davis of Century 21.
