Autofit Inc. recently leased about the same amount of warehouse space in Houston. As the Dallas deal was at the bargaining table, the 227,329-sf 601 Mockingbird Lane building traded to Sealy & Co. Inc. For the sale story, click here.

Newton Hopkins of the Holt Cos. in Dallas tells GlobeSt.com that the inbound tenant, with a five-year lease, boosted occupancy to 100% to backfill a space emptied eight months ago by the duplex's other tenant, Lazo Technologies, which occupies the balance of a 24-year-old building at the intersection of Mockingbird Lane and Irving Boulevard. The space was on the market for $3.75 per sf gross.

Hopkins, who negotiated the deal for then-property owner, TA Associates Realty Inc. of Boston, says Autofit is installing a state-of-the-art racking system as part of the upgrades. Trey Fricke with NAI Stoneleigh Huff Brous McDowell in Fort Worth represented Autofit.
