Ana Van Tran and Song Tan bought the pad site at 6910 US Highway 78 in Sachse for a 10,000-sf to 15,000-sf restaurant, paying $6.50 per sf for retail development sites, Tom Grunnah with Dallas-based Henry S. Miller Commercial tells GlobeSt.com. "The owners have experience in adjacent markets and recognize the Wylie-Sachse corridor represents a tremendous opportunity," he said in a press release about the operators of four restaurants in the metroplex.
Grunnah represented the sellers, Will Morrow of nearby Lavon and Dave Bell of Rockwall. Brenda Epps of Epps Realty in Mesquite brokered the transaction on the buyer's behalf.
Grunnah's territory has been producing pad site sales ranging from $6.50 per sf to $20 per sf in all land sizes. "It's a hot area," he says, adding four pad sites have changed hands in the last six months and many more promise to do so in the coming year.
