Curtis Specialized Moving & Storage signed a five-year lease for 460-470 W. Mockingbird Lane in Dallas to backfill a building emptied Jan. 31 by Select Vinyl Co., Newton Hopkins with the locally based Holt Cos. tells GlobeSt.com about a deal that hung a "no vacancy" sign on Mockingbird Place, a four-structure complex with about 100,000 sf. The structure is being outfitted with air conditioning as part of the tenant improvements for a mover with a reputation for handling fine furnishings and one looking to stay close to the prestigious Highland Park addresses that it serves, according to Hopkins.
Owned by Boston-based TA Associates Realty Inc., the building was on the market for $3.80 per sf gross. David Easterling with CB Richard Ellis Inc. here bargained the deal for the inbound tenant, who will relocate from 1110 Inwood Rd.
In a second April 1 move-in, All Over Transportation takes over 9,000 sf in Quebec II at 4816 Lakawana St. in a three-year contract for another TA Associates building. Hopkins says the 66,000-sf, multi-tenant structure also went to full with the deal-making. The New Jersey-based firm, represented by Tom Buck Jr. with locally based Warehouse Properties, will relocate from Denton to a four-dock building and deep truck courts, features that drove the close, according to Hopkins, who marketed the asset with a $4 per sf gross tag.
