In a separate transaction, CBRE's Nico Vilgiate and R. Todd Doney, who represented Deluxe in its five-year, $4.45 million lease of the new space, says the company is scheduled to move into its new office space in June. Deluxe is a worldwide entertainment media services company that specializes in providing systems and solutions for the production, manufacturing and distribution of entertainment content. The landlord, an affiliate of Menlo Equities, was represented by Paul Stockwell of Julien J. Studley Inc.
Deluxe Media Services will receive prominent building-top signage at its new location and will be able to custom design its new office space completely from scratch, Vilgiate notes.
In the Irwindale sublease, Davexlabs LLC, a professional hair care company that owns the L'anza brand and is the exclusive licensee for Murad Hair Care Products, has subleased its 53,050-sf distribution space to Calibre International, a supplier of personalized novelty items for trade shows and marketing purposes. Calibre International was previously located in El Monte in 20,000 sf and wanted to expand significantly to meet the needs of its growing business, according to CBRE's Lynn Knox, who represented Davexlabs in the $2.3 million transaction. Brent Enright of Enright Industrial Realty represented Calibre International.
Knox says the assignment presented the challenge of finding a state-of-the-art distribution facility with high ceiling clearance, multiple docks, a large amount of office space and extra power requirements.
