The year-to-date average occupancy rate is still slightly ahead of last year at 54.1%, compared with 52.5%. However, room rates, year-to-date, slightly lag last year, at $79.83 for the first two months of the year, compared with $81.17 during the first two months of 2003.
The 51,917 rooms around the Denver International Airport boasted the highest occupancy rate at 76.7%. However, the 153,725 rooms Downtown, which were 54% occupied, had the highest average room rate at $118.20. Room rates along the DIA corridor stood at $75.10.
Boulder hotels had the second highest average room rates at an average of $85.51, while its occupancy rate stood at 53.3%.
The US 36 corridor between Denver and Boulder had a 53.3% average occupancy rate, with an average room rate of $83.14.
The 101,232 class-A hotel rooms along the southeast suburban corridor--the second largest concentration of hotel rooms outside of Downtown-- show an average occupancy rate of 59.5% with an average room rate of $84.02.
Class-B hotel rooms along the southeast corridor, a 40,585-room market, showed a 48.3% occupancy rate and an average room rate of $50.25.
