Filko's new building is at 17813 S. Main St., according to Mehran Foroughi, Donald Keena and Dennis Moore of Sperry Van Ness, who represented the seller, Harbor 91 LP. Kai Chon of Charles Dunn Inc. represented Filko International Corp.
Foroughi says that what made Harbor 91 Business Park a particularly strong investment was that every unit was equipped with 400 amps of electricity. There are only a few properties in that area offering that kind of benefit to tenants, he says, describing Harbor 91 as "a very attractive, high quality property in a great location." Built in 1983, the concrete block complex is the fenced and gated. The complex is 100% leased to LA Press, Now Corp., Delta Machine Corp., Crystal Plastic and Laundroland.
In the Torrance transaction, Vista Trust purchased an 8,265-sfcommercial building at 22707 Hawthorne Blvd. from an individual investor for $1.5 million. Vista Trust was represented by Rick Gold of NAI Capital Commercial, and the seller was represented by Sheri Messerlian, also of NAI Capital Commercial. The buyer purchased the freestanding, single tenant building as a leased investment. The building has frontage on the high-traffic Hawthorne Boulevard and is also located near the Del Amo Shopping Center, Messerlian points out.
