Neil Felder acquired 2552 Merrell Road, which is fully leased for the long term to Womack Services Inc., from Paul Womack, who sold the forklift repair and service company about 18 months ago and now has released the building after a four-year hold. Nathan Denton of Henry S. Miller Commercial in Dallas tells GlobeSt.com that the deal closed in three weeks with financing from Inwood National Bank in Dallas. "The seller was motivated to get rid of the building and I had a motivated buyer," he says of the speedy transaction for a 29-year-old structure with 2,500 sf of office space in northwest Dallas.
Chris Cawley, also with the Henry S. Miller team, represented the seller, who had one other offer on the table when he accepted the full-price offer from Felder. "It was a very easy transaction," says Denton, adding the new owner holds title to 10 to 15 other industrial assets in the Hines North Industrial Park.
