The sale price was $2 million, with seller financing. The buyer intends to keep the five-story building as a rental investment.

"Multi-story loft buildings are in great demand," according to Robert De Ruggiero, president of the real estate services firm.

In the second transaction, Barteck arranged the sale of 30-32 Central Ave. in Jersey City, a three-story, 8,000-sf office building currently occupied by a governmental agency under a long-term triple net lease. The building was sold by 30-32 Central Ave. Associates to KSS Investments of Green Brook, NJ for $1.1 million.

"Low interest rates, strong demand and short supply of quality investment properties are causing all-time high prices for Hudson County sellers in this current market," according to De Ruggiero.
