Both sites are visible from Interstate 96. The new facility will be at the Beck Road exit. Construction is to take about a year. Once that's complete, the existing center will be marketed for long-term leases, says John Fricke, associate broker and principal in the office division of Southfield-based Signature. The existing structure contains a total of 300,000 sf and Fricke says several options are possible at the building.
"You got freeway visibility, far more parking than is typical for a building this size," he tells GlobeSt.com. "It is ideally suited for a showroom retail operation."
Fricke says the building will have an asking range of $5.85 per sf to $8.85 per sf, triple net, "subject to many factors, how much parking will be needed, what kind of property improvement allowance is needed." He adds the building lends itself to being divided down into spaces about 30,000 sf to 35,000 sf.
The expo center started life as a bottling facility for Mohawk Liquor, so light industrial use, some office use or engineering space are also options.
The property is expected to be available by the end of the year.
