The building is near the intersection of I-25 and County Line Road centrally positioned in Denver's southeast suburban area. The property was formerly used as a corporate headquarters for Comcast. It is currently vacant.
Renamed Corporex Center at 188 Inverness, the building features floor plates of 25,000 sf to 35,000 sf. All eight floors of the building were recently renovated and are available for lease and are fully furnished state-of-the-art Herman Miller furniture systems offering a complete "plug-and-play" office environment for corporate users.
Corporex will begin leasing activity for the property immediately on an "open-listing" basis with office leasing veteran Glen Sibley leading the leasing efforts.
"The high quality of the building, flexible floor plates, covered parking, embedded technology and outstanding location will be very attractive to a wide variety of office users," says Sibley, vice president and general manager of Corporex Colorado. "188 Inverness can accommodate office users from 5,000 sf to 250,000 sf."
Corporex Colorado chief executive officer Bill Butler says the building is the first step in Covington, KY-based Corporex's plan to significantly increase its holdings in the Denver marketplace over the next 24 months. The company now owns two million sf in the market.
"We believe Denver will continue to experience rapid growth in white-collar jobs," says Butler, whose company developed a 176-suite Embassy Suites near the Denver International Airport.
The property's amenities include a conference facility, dining facilities, fitness area, covered parking and a full-service loading dock. Nearby amenities include the Inverness Hotel and Golf Club, the Park Meadows Mall, the Centennial Executive Airport and the Athletic Club at Inverness.
