But in making the move, the Arrangement cornered14,761 sf of prime retail space that never came to market. "The Mikasa sign went down and the Arrangement's sign went up," Herb Weitzman, founder and CEO of Dallas-based Weitzman Group, tells GlobeSt.com about a long-term sublease with options to extend.
Weitzman says Arrangement owner Jeff Hiller spent nine months in the market looking for a new location after nearly a decade as Deep Ellum's anchor. A cold call produced the Mikasa space. "We did a transparent deal," says the Arrangement's longtime broker. "The store space never went public."
The Arrangement's new flagship is located in a submarket with a going rate of $20 per sf to $28 per sf and a center that sits at the high-profile intersection of the Dallas North Tollway and Alpha Road. At this point in the plan, the specialty retailer of Southwest, West, Lodge and Old World furniture is expected to hold a small retail presence and a 10,000-sf leased warehouse in the Deep Ellum district.
