Bought from McDonald Family Farm LLC, the land sits along Luella Road, a half-mile east of US Highway 75 and a north-south feeder to Sherman. Development is pushing north from Dallas and south from Sherman to make the acreage a prime candidate for a future harvest, Bryan J. Kaminski, president of Kamco Property Co., tells GlobeSt.com. "It's just a matter of time that the property is ripe for development," he says of the Grayson County purchase with 3,314 feet of frontage along Luella Road and a southern border along Choctaw Creek.

Kaminski says it could be five to 10 years before a land plan evolves for the emerging market. He made the close within 60 days of the acreage coming to market, besting a handful of others jockeying for the opportunity for a future positioning while land is still priced at $2,000 to $5,000 per acre.

Kaminski envisions his development, Choctaw Creek Ranch, will be a mix of residential, light industrial and corporate campuses. The acquisition came with utilities and no zoning, he says. Herrin Real Estate of Dallas represented the seller.
