The Builders FirstSource lease upped occupancy to full at 1750 Westpark Dr., a 426,464-sf bulk distribution and manufacturing building in the Grand Prairie section of the Great Southwest. J. Cannon Green with Dallas-based Trammell Crow Co. tells GlobeSt.com that a cold call in early 2003 led to ongoing talks throughout the year and a lease signing that delivered a move-in just a few weeks ago. The door maker, backfilling space vacant for some time, got a finish-out with 5,000 sf of office space for the corporate staff.

"It was a good deal for us," Green says of the deal for an asset with a quoted rate of $3 per sf, "and the tenant was very happy as well." Builders FirstSource relocated from about 48,000 sf in two buildings, 905 and 915 Avenue S, a pair of ProLogis-owned buildings in Grand Prairie.
