The Grant Thornton long-term lease extension is for 29,500 sf, the 30th and 31st floors of Two Commerce Square. Locally based Thomas Realty Partners is the exclusive leasing agent for both One and Two Commerce Square and represented the owner. Roger McManimon of Cushman & Wakefield of Pennsylvania, based here, represented the tenant. Grant Thornton operates 48 offices in the US and 585 worldwide.
Roffman Miller extends to 4,500 sf at 1835 Market St. Joe Muldoon of locally based Binswanger/CBB negotiated for the tenant, and Thomas Realty represented the owner.
Terms of the leases are undisclosed. The average asking rental rate for class A office properties in the Market Street West submarket of Center City ranged between $22 per sf and $23 per sf at the end of 2003, local-area brokers tell GlobeSt.com, adding that these leases are probably closer to $20 per sf.
