It is 18.7% higher than the $512.1 million volume in the first four months of 2003, shows an analysis of the data by independent broker Gary Bauer, RE/MAX Professional agents Jerry and Steve McGuire, and Coldwell Banker Residential. The previous record for the first four months of the year was set in 2002, when $582.2 million in condo sales were recorded.

The $608 million figure represents 3,349 sales, which is 12.8% more than the 2,969 sales in the first four months of 2003. The average year-to-date price of condos sold hit an all-time high for that period at $181,546, 5.2% more than the $172,498 average in the first four months of 2003. In April, the average price of a condo sold and closed was $183,529, compared with $177,833 in March and $170,624 in April 2003.
