Most of the half-million sf just filled has been taken by Flowserve Corp., the Dallas-based manufacturer, which has signed on for a total of 453,000 sf in 11 buildings. The company is housing its industrial pump manufacturing business on the site.
The signing, which was arranged for the owner by the Garibaldi Group of Chatham, NJ, solidifies Flowserve's existing presence at the site. The company had been occupying a smaller amount of space at Phillipsburg Commerce Park for the past three years.
Doing the deal from the Garibaldi organization were Peter D. Blanchard, principal, Gerald E. Moore Jr., managing director of financial services, and Michael Bartolacci, vice president. The terms of the transaction were not disclosed.
In a simultaneous transaction, the locally based Stateline Fabricators Inc. has taken 31,000 sf in two buildings to house its administrative and structural steel fabrication operations. The terms were also not disclosed.
The two latest signings follow on the heals of a deal, late last summer, by Village Bus Co., which took 12,000 sf for its administrative and fleet operations. The Stateline and Village Bus signings were similarly arranged by the trio of Garibaldi brokers.
"We are pleased to have completed these transactions," says Blanchard. "Phillipsburg Commerce Park is centrally located for office and industrial users at the crossroads of New Jersey and eastern Pennsylvania."
Phillipsburg itself is situated in northwestern New Jersey, directly across the Delaware River from Easton, PA. Phillipsburg Commerce Park also offers approximately 250 acres of additional undeveloped land, according to Blanchard. The vacant land, situated in Phillipsburg and the adjacent Lopatcong Twp., is being marketed to accommodate build-to-suits for office and industrial requirements.
