Transwestern Commercial Services assisted Michael Baker in negotiating the deal with property owner Washington Realty Investment Trust. Financial terms of the transaction have not been disclosed; however, similar space in Alexandria leases for an average $10 per sf, according to Advantis Real Estate Services Co.'s First Quarter 2004 Flex/Industrial Report.

Pickett Industrial Park sits at the intersection of Pickett and Van Dorn streets, nestled inside the Capital Beltway, the area defined by I-95, I-395, and I-495. The 34-year-old property is also home to Ethan Allen Inc., the US General Services Administration and Virginia Imports.

While Michael Baker already has a location on Eisenhower Ave., it is taking on this additional space to accommodate a new five-year contract with the Department of Homeland Security's Federal Emergency Management Agency.
