John Hoctor, previously Dallas leader for Triad Properties Corp. of Huntsville, AL, has joined with Holt's Reid Caldwell, who agreed to share his title with a longtime business associate to make the deal happen. Hoctor, one of several brokers under consideration for the job, made the change in recent weeks.
"His skill set and character really fit well with the Holt Cos.," Caldwell says. About 3.5 years ago, Caldwell came on board to steer a plan to beef up third-party contracts for office product, starting with a 400,000-sf.package that's now up to 1.7 million sf. Talks are now underway to take the total to 2.3 million sf, he says, crediting Hoctor's transition with the extra assignments.
Hoctor was Triad's Dallas leader for five years, confronting the hard times along with the good as a performing portfolio evolved into a fiscal strain due to large move-outs in some of the toughest leasing times that the metroplex has seen. As a result, Triad's holding title to just one building in town. But that, Hoctor says, wasn't the impetus for the job change as much as the opportunity to team again with Caldwell five years after they left Insignia/ESG and renew the partnership at a firm with sights set on expansion in Texas. Both sides of the fence say Hoctor's departure was amicable.
Hoctor credits his tenure with Triad as the building block for his latest win. "The experience I gained from running that group was invaluable," he tells GlobeSt.com.
Particular weight in the hiring decision was Hoctor's decade of experience on the building owner's side of the table. "Having someone coming from the owner's side was the preferred because that's the way we treat all our assets here," Caldwell explained. "To get opportunity with John, I was willing to make him a partner in the office division." The team also includes Robert Jimenez, one of three associates promoted to marketing director, and Byron McCoy, hired last summer. Promotions to director also were accorded to Kacy Jones on the industrial team and Will Stacy with the firm's Houston office, which has one team for both sectors.
