EnCap first announced its massive project more than two years ago, and got preliminary approval from the state last year. Earlier this month, the developer got final approval for its project from the New Jersey Meadowlands Commission, a state agency.

The golf resort portion of the project includes two 18-hole courses, according to Bill Gauger, president of the Raleigh, NC-based EnCap. On the recreational side, it will also include walking and biking trails and athletic fields.

On the commercial side, EnCap plans to build two hotels with a total of 750 rooms, up to 750,000 sf of office space, almost 2,000 active adult housing units and as much as 100,000 sf of retail space. EnCap officials say that despite the relative density of the commercial component, almost 900% of the 800-acre tract will be open space, primarily the two golf courses and some preserved marshlands.

To prepare the site for the development, which EnCap officials say will take up to seven years to complete, four former landfills will have to be sealed. In the wake of final approval from the NJMC, EnCap was required to post a $150 million to guarantee the cleanup.
