The office-building project is part of a larger Downtown development planned by FD Rich Co. of Stamford at a parcel of land located at the southwest corner of Atlantic Street and Tresser Boulevard. The first phase entails the construction of a 162-room Residence Inn by Marriott. Construction on the hotel, which will front Atlantic Street and be near the Stamford Post Office, is expected to begin by this July. Work on the office building, or Phase II, will follow the signing of what CBRE officials term are "sufficient pre-leasing commitments." They add that construction on the building could be completed in 18 months after the signing of an anchor tenant.

Kenneth Nordstrom and Michael Siegel of CB Richard Ellis are heading the marketing effort for the building, which will be located at the corner of Atlantic Street and Tresser Boulevard, across from the Rich Forum. The office building is designed by Washington, DC-based BBGM and will feature floor plates of approximately 21,000 sf. The first office floor will be on floor seven of the 15-story property.

The office building will have a direct connection to the Residence Inn by Marriott. Other amenities planned for the property include a 20-foot high granite and marble lobby and nearly 6,000 sf of retail space on the ground-floor level.

CB Richard Ellis officials say that the ownership is offering an equity position to a tenant or tenants of 375 Atlantic St. based on the terms of their lease commitment to the building.
