The deal involved working with multiple lenders, and the result was a loan "at an incredibly low spread," says Carlton director Neil Bane, who arranged the loan with Aram Pehlivanian.
The retail tenant list at 1 N. State St. also includes The Body Shop, Sally Beauty, Dunkin Donuts and Payless Shoes. The 151,861 sf includes ground-floor space as well as the basement and second floor. A portion of the third floor also includes retail space. The building includes 675,250 sf of office space.
The sale was brokered by a CB Richard Ellis team led by Bob Mahoney, who represented Archon Group. George Good and Rich Frolik also were involved in negotiations.
