In a five-year renewal transaction, Baker Distributing Co. closed a 25,740-sf deal at the 100%-leased 2000 Diversified Way building with owner Dr. Phillips Inc., an Orlando charitable foundation and one of the largest private area property owners. Dr. Phillips officials declined to disclose lease terms; but area brokers who follow the firm's portfolio tell GlobeSt.com the estimated value of the lease is $514,800 based on an effective estimated rent of $4 per sf. Pierce, McFadden and Bradford negotiated for Dr. Phillips. The deal took six months to complete, the brokers tell GlobeSt.com.
In suburban Altamonte Springs, FL, Hall closed a 13,460-sf sublease office deal for Archipelago Holdings LLC of Chicago with sublessor Premierefx LLC at the 100%-leased, 113,400-sf Centerpointe Two, owned by the Emerson Group, a division of London-based Emerson International Inc. The aggregate value of the 15-month sublease is $300,000 or about $17.83 per sf. The property was vacant for three months prior to re-leasing. The deal took only a month to complete, Hall tells GlobeSt.com. The transaction boosts Hall's production value to $3.5 million in the two years he has worked for Advantis.
