The Chattahoochee-Flint Regional Development and the Georgia Regional Transportation Authority are reviewing the developers' plans because of the project's size and potential impact to the surrounding areas, the agencies confirm to GlobeSt.com. The site is at Lower Fayetteville Road, east of Interstate 85. The project's conceptual plans call for a clubhouse, pool, tennis courts and riding and walking trails in a 45-acre open space area.

Other newly planned developments surround the Stonebridge at Newnan Crossing site. Developer Stan Thomas of Smyrna, GA-based Thomas Enterprises Inc. is developing the planned 480,000-sf Forum at Newnan Crossing shopping center located off Interstate 85 at Bullsboro Drive. Another retail venture, the 1.3-million-sf Village at Newnan Crossing, being developed by CBL & Associates Properties Inc. of Chattanooga, TN is also off Interstate 85 and south of the GA 34 interchange in Coweta County.

Chris Cooper, a principal with Dallas-based Mullen Co. which has sold prime acreage in Newnan to various developers, tells GlobeSt.com, "this area is booming." Representing Newnan Crossing Partnership, Mullen last year negotiated a $1.8-million, 17.3-acre sale to CED Holdings of Orlando for $104,046 per acre. Mullen also sold a 1.5-acre site to Riverwood Properties of Atlanta for $1.1 million or $733,333 per acre. Cooper tells GlobeSt.com at least $60 million in new retail enterprises is planned for the Newnan area.
