The permit turned just four days ago to kick off construction on a 151,846-sf building, set on 7.3 acres leased for 40 years from the airport authority in the North Foreign Trade Zone, Tom Leiser, a Bandera partner, says. The strategy will unveil product with one dock door for about every 2,000 feet. "It's good logistics space," Leiser says.
The 1011 Royal Lane location was secured for proximity to the Dallas Cowboys' merchandising operation at two side-by-side locations in Irving: a 44,105- building at 4251 W. John Carpenter Freeway, bought two years ago for showroom, headquarters and warehouse, and 8191 Tristar Dr., where the group signed a short-term lease three months ago for 106,092 sf of pure distribution space. All distribution activity will roll to the airport project when the building's completed in November, Leiser tells GlobeSt.com.
Under the development agreement, Jones' Blue Star Land LP will place the Dallas Cowboys Merchandising Ltd. into 104,160 sf and lease the 47,686-sf balance at an as-yet unset price per sf. The location boasts air, rail and road distribution capabilities in a design with 138-foot truck courts and 62 dock-high doors.
Albert Halff Associates of Dallas is the project architect and engineer. McFadden & Miller, also Dallas, is the general contractor.
