Dustin Schilling, an associate of investment sales with Colliers International in Dallas, says the value-add opportunity at 400 N. St. Paul St. in Dallas is up for sale without an ask. Built in 1958, the structure now houses 15 tenants, including the seller, Tom Gaubert, who's hawking his only commercial property. Leases average 4,000 sf and run five years or more, Schilling tells GlobeSt.com about a far-reaching marketing campaign that got underway last week.

Schilling predicts the Hartford Building listing could bring $50 per sf, based on a location at the edge of Dallas' Arts District. The 14-story building, leasing for $14 per sf to $15 per sf, also has street-level retail.
