The contractor looked around, talked about building and even looked at buying and refurbishing before agreeing to sign again at 800 Klein Rd. in Plano. A long-term renewal for 25,512 sf was signed nine months early, Robert Fulford II, vice president in Dallas with Grubb & Ellis Co., tells GlobeSt.com.
"It was a real aggressive rate," Fulford says. "It was considerably less than what they were previously paying for the same space."
Hill & Wilkinson houses the headquarters in a 77,930-sf flex building with a quoted rent of $7 per sf. The aggressive talks no doubt are tied to a 48,526-sf vacancy at Plano Tech Center, owned by San Francisco-based Rreef.
Fulford and Grubb & Ellis senior vice president represented Hill & Wilkinson. Rreef used an in-house broker to bargain the deal.
