Unique Items, a five-year tenant, re-upped for another five years at 1503 Kelly Blvd. in Carrollton. Gianni LaBarba of Dallas-based Mohr Partners tells GlobeSt.com that the firm looked at nearby buildings in Carrollton and across the line in Addison, but then renewed a few months early after talks produced a rate to save $30,000 to $40,000 with a five-year term. The Kelly Boulevard building has a quoted rate of $3.40 per sf.

LaBarba says the negotiated deal also produced some cosmetic improvements for the 10,791-sf space in a two-tenant building in the Valwood Industrial Park. Matt Smith with CB Richard Ellis Inc.'s Dallas office represented the local building owner, which houses a western wear business in the other half of the structure.
