The Farmers Branch deals put Data Center Systems into 16,336 sf at 14802 Venture Dr., vacated in the spring by Agent Systems Inc., and Opteconn into a 20,398-sf lease at 14850 Venture Dr. held by Optical Cabling Systems, says a contact for Property Advisers Realty Inc. of Irving. In a corporate reshuffling, part of Optical Cabling diversified into Opteconn, with some employees walking down the block to Data Center Systems as well.
Data Center Systems moved into an as-is layout--a 7,500-sf office and bullpen in front, with mezzanine space and about 9,000 sf of warehouse in the back. Opteconn's space, first floor mostly, is divvied into 7,736 sf of office area, with nearly 13,000 sf laid out as warehouse.
Built in 1977, Venture Tech Center is positioned near the intersection of Interstate 35 and Loop 635 in the North Stemmons Corridor, where the going rate for comparable product is $4 per sf. Jerry Reis, Property Advisers' president and owner, represented the Dallas-based owner, Madison Realty Investors, in both transactions while the tenants represented themselves.
