Host Communications Inc., headquartered in Lexington, KY, has been taking down the warehouse space at 1220 Champion Circle in Carrollton with six-month extensions for the last two years, Steven Schneider with Grubb & Ellis Co. in Dallas tells GlobeSt.com. The tenant's rep says talks produced a term through 2005 just to lock in a slightly better rate for the warehouse space, which averages $3.96 per sf on the open market. Building owner AMB Property Co. had Dayton Conklin with Trammell Crow Co. in Dallas negotiating its terms to keep the 120,744-sf building at full capacity.
"We've not discussed any plans beyond 2005," Schneider says of the company's space needs for the long term. "We'll have to see what happens next year."
