The Columbus, GA-based snack foods manufacturer signed a long-term lease for an 11,004-sf building at 2725 114th St. in Grand Prairie, sold by SBC Communications Inc. J. Cannon Green with Dallas-based Trammell Crow Co., representing the building owner, says he knew as soon as the building traded that it was a perfect fit for Tom's Foods due to its van-high, dock-high and grade-level loading areas. The tenant's holdout in finding a relocation site sooner, he tells GlobeSt.com, was finding the right mix of loading capabilities along with ample parking for the delivery truck fleet. Despite its size, the Grand Prairie building sits on 1.6 acres with 52 parking spaces.
"It's unique space. There's no space comparable to it in this size range with all the features existing in the Great Southwest," Green says. George Curry with Staubach Co. in Dallas was running the tenant's side of the deal. Tom's Foods is relocating from a larger distribution center along Dalworth Street in Grand Prairie.
It's hard to zero in on the going rate of the quietly negotiated deal due to the office/warehouse-flex characteristics of the location. In the Great Southwest, the flex rate averages $7.73 per sf and higher-end office/warehouse is about $4 per sf, according to second-quarter reports.
Myers & Crow started working on cosmetic upgrades to the building as soon as it changed hands in the off-market deal. Built in 1990 for Southwestern Bell, the telephone company's team exited the building, assessed at $404,036, about six months ago.
