A building sign at 1001 NE Loop 820 in the seven-building park turned the deal for the NAI Stoneleigh Huff Brous McDowell team in charge of leasing, says the brokerage firm's Jeff Givens. ReCellular Inc., now setting up shop, leased the building for five years, he tells GlobeSt.com.
Manju Carr, a real estate agent and wife of ReCellular's local operator, was focused on finding a ready-to-go location in North Fort Worth when she spotted the sign. Key to the deal is a fully air conditioned structure, one of just a couple in that section of the city, he says. The building was on the market for $4.50 per sf triple net.
The new deal pushed Northbrook Business Center's 350,000 sf of office/warehouse space to 50% occupancy. Givens and David Barber, also in NAI Stoneleigh Huff Brous McDowell's Fort Worth office, represent the local limited partnership owner.
Earlier this month, ReCellular Inc. signed a five-year pact with Ahciet, the Hispanic-American Association of Research Centers and Telecommunications, for exclusive rights to recycle and refurbish cell phones for member companies. ReCellular had a pact in place with Alacel, the Latin American Association of the Wireless Industry, when it joined forces with Ahciet. The reworked contract keeps ReCellular's foothold intact for services in South and South America and the Caribbean.
