Strategically situated near the Rosslyn Metro Station on a corner parcel at the intersection of 16th Street North and N. Pierce Street, Rosslyn Ridge II will take the shape of a 15-story building designed in an "L" formation. In addition to its affordable and market-rate residences, the property will feature all luxury apartment building amenities such as a business center, fitness center and swimming pool, as well as parking to accommodate 238 vehicles.

Conditions of a $1.8-million loan for the development from the Arlington Housing Investment Fund mandate that the 95 units set aside for households earning 60% or less of the area median income will carry the designated low-income status for 60 years. And there's more. "Rosslyn Ridge II will be the first Green Building Council LEED-certified affordable housing building in the Northern Virginia area," Peterson notes.

"We are working with a reliable partner in APAH with a proven track record of creating affordable housing in Arlington," county board chair Barbara A. Favola says. "This project goes a long way toward maintaining Rosslyn's diversity."

Peterson adds he hopes to begin demolition of the existing brick structure by the end of the calendar year. The project should take 18 to 20 months to complete, making Rosslyn Ridge II ready for occupancy in 2006.
