The Allentown, PA-based Mack Trucks uses 609 107th St. in Arlington as a regional distribution center for Mack and Volvo parts and a training facility. Trey Fricke with NAI Stoneleigh Huff Brous McDowell in Fort Worth tells GlobeSt.com that Mack's execs looked around, but decided to stay since the building met their needs and the owner sweetened the incentive with a competitive rate. "We were able to negotiate a below-market deal based on current market conditions," he says of the terms that roped the signing. Comparable distribution space in the Great Southwest is bringing $2.50 per sf to $3.25 per sf.

Richard Leeret with Cabot Properties Inc. of Boston steered its side of the talks, which lasted three months before the deal was sealed. Besides Fricke, NAI Stoneleigh Huff Brous McDowell's team included Robert Deptula and Nora Hogan.
