Silver Line Building Products Corp. subleased 3801 Regency Crest Dr. in Garland from APW Enclosure Systems LP at an "aggressive" rate for an immediate key turning to a long-empty building controlled by the Denver-based Invesco, Robert O. Fulford II, vice president for Grubb & Ellis Co. in Dallas, tells GlobeSt.com. Comparable specialized buildings in the Garland submarket lease for about $4 per sf.
APW Enclosure Systems, headquartered in Waukesha, WI, vacated about 18 months ago, emptying a building with specialized manufacturing space with dropped air and electrical lines that made it challenging to find a tenant fit, explains Fulford, who brokered the deal with partner, Gary Lindsey, Grubb & Ellis' senior vice president. Allen Gump, Colliers International Inc.'s executive vice president and head of the industrial division, represents Silver Line Building Products, which exited 11011 Regency Crest Dr.
Fulford says Silver Line moved into ready-to-go manufacturing space with more room for production in sync with a lease expiration at a building next door. "The timing worked out for them," he says.
