The suggested opening bid is $65,000, almost $100,000 below the original market price. "These town homes, which feature two bedrooms and two-and-a-half baths, are brand new and we are selling them for the developer to close out his remaining inventory," says Jim MacDonnell executive managing director for Sheldon Good and head of its Denver office. "We believe buyers will find great value at a fraction of what they may pay for any comparable newly built town home residences in the metro Denver area."

Or not. MacDonnell notes that there is no way to predict how much someone will pay at an auction, which some see as the ultimate determination of a true market price.

The town home community was developed by Parkside Homes LLC. The property is just off Bromley Lane, close to Highway 85 and Interstate 76. Amenities also include a swimming pool, Jacuzzi, fitness center and clubhouse.

In addition, MacDonnell will auction 36 condominiums in the Moose Haven complex nine miles south of Leadville, CO on US Highway 25 on the Western Slope. Ten of these units will be sold absolute. Suggested opening bids range from $15,000 to $25,000, for the studios to the two-bedrooms.

MacDonnell says these units could be attractive to second-home buyers, investment property, employee housing or simply as a "weekend base" for outdoor recreation. The development is at the base of Mount Massive.
