The discount travel network occupies 14,824 sf, in the four-story Bank One Center at 1301 S. Bowen Rd. in Arlington. The nine-year tenant, with all of the fourth story and part of the third, is in line to take down the balance of the partial floor when one of the building's eight tenants heads out the door to gain room to expand, Kurt Cherry of the Houston-based PM Realty Group's Dallas office, tells GlobeSt.com. He says he "wouldn't be surprised one bit" if Best Fares exercises the option embedded in the newly crafted, five-year lease.

Best Fares USA/Discount Travel Network, led by Tom Parsons of Arlington, held the space on an as-is condition and opted for a rent abatement instead of tenant improvements. "We abated the rent for a couple months to make the deal enticing for them," Cherry says of a building with a 100%-leased track record and a $16.50 per sf quoted rate. "We put a deal on the table that made sense for both parties." Jim Montgomery of Swearingen Realty Group LLC in Dallas represented Best Fares.
