Johnson Properties Ltd. bought the nine-acre holding at 3341 E. Loop 820 from Klabzuba Oil & Gas Inc. of Fort Worth. The warehouse came with two tenants, Miramar Designs and Craftmark Products, both committed for the long term. The buyer's broker, Greg Morris, with Dunn Commercial LP in Arlington, also ended up with the leasing assignment, which puts the open industrial space on the market at $2.99 per sf gross.
Shortly after the freeway-fronting property came to market, Johnson Properties placed the winning contract. "Because Texas is such a good market for investment, he's constantly expanding his portfolio and actively seeking more," Morris says, telling GlobeSt.com that the next deal to close will be a land purchase in Mansfield.
J. Searcy of Kelly, Geren & Searcy of Fort Worth represented a seller ending a six-year hold of a 26-year-old building. Tarrant County assesses the holding at $1.2 million.
