A total 736 acres are the latest sites where developers have filed preliminary plans for an estimated 1,221 residences in at least three counties. In Paulding County, Abney Austin Investments of Dallas, GA plans to build Grants Chapel, a 941-home community on 313 acres.
The site is on Ivey Gullege Road, about three miles north of Dallas and will have 57 acres of green space, the developer has promised the county. The Atlanta Regional Commission is reviewing the developer's conceptual plans for three homes per acre before the proposal goes before the county commission.
In Fayette County, Woodbridge Farm Development will ask the county planning commission Aug. 5 for approval on 43 lots sized from five acres to 20 acres. The living area in the proposed homes start at 2,800 sf with prices beginning at $500,000. The site is at Huckaby and Rising Star roads.
In Spalding County, High Top Holdings of Hampton, GA is selling a 76-acre assembled site off East Mcintosh Road to Triad Development Co. of Stockbridge, GA for a price that could top $50,000 per acre, area land brokers tell GlobeSt.com. Triad's planned Dundee Manor community would have 63 traditional neighborhood-looking homes. Also in Spalding County, Minverva Properties which is developing the Heron Bay golf and lake community in Spalding and Henry counties, wants to add 174 homes on 77 newly purchased acres in Spalding. With the expansion, two-year-old Heron Bay could grow to 1,994 homes when completed in 2009, the county confirms for GlobeSt.com. Spalding would have 504 Heron Bay homes; Henry would have the balance.
