The partners paid locally based Building G LLC $8.3 million, or $72.80 per sf, for the property, previously known as 5775 Peachtree Dunwoody Pavilion, Building G. The property was constructed in 1983 as part of Equitable Life Assurance Co.'s seven-building Peachtree Dunwoody Pavilion Development, according to Hugh Scott III, vice president of Scott & Associates, a 19-year-old full-service real estate investment firm.

"We're extremely excited about the prospects of re-tenanting the building, thereby adding value to the strategically located property," Scott says. "The building's close proximity to Marta, Northside Hospital and I-285, as well as being directly adjacent to the highly anticipated Perimeter Fly-Over Bridge, positions Perimeter Crossing as one of the best-located office buildings in the Central Perimeter market."

Scott also sees Perimeter Crossing as "an excellent opportunity for a large tenant who needs building signage with I-285 exposure." Scott & Associates specializes in the development, acquisition, management and leasing of multi-tenant office and medical office buildings. The company's one-million-sf portfolio includes properties in Atlanta, Charleston, SC, Houston and Tampa, FL.

David Branch and Bill Sparks in the local office of Advantis Real Estate Services Co. negotiated for Perimeter Crossing's owner.
