Lowry Medical Center will be primarily physician-owned and operated, and will employ approximately 200 people. The building is 93% committed to practices in orthopedics, opthamology, optometry, physical therapy and diagnostic imaging. Health One will be part owner of the approximate 25,000-sf outpatient surgery center and will have space in the building for primary care services. Limited space is still available for other physician groups, including otolaryngology, general surgery and general physician offices.

The building is scheduled for completion next summer. The architect is Boulder Associates and the engineer and builder is Marshall Erdman and Associates.

Tom Markham, executive director of the Lowry Redevelopment Authority, notes eight other medical firms currently occupy approximately 450,000 sf of office space at Lowry and employ more than 800 people. Lowry is located within five miles of 11 major medical centers, which is appealing to firms that provide ancillary services such as diagnostics, education or outpatient treatment, he says.

Lowry Medical Center will be located in the Crosswinds Office Park, on Lowry Boulevard and Rampart Way, in the center of Lowry. Crosswinds Office Park can accommodate five buildings totaling approximately 400,000 sf and 1,500 employees. Only three parcels are left.

In 2000, when the stock market was red hot, Janus planned to build its world headquarters for its family of mutual funds at what is now Crosswinds. The 10-year-old Lowry development is now 70% complete. It has almost 100 employers, 6,000 employees, 2,800 residences, 10 schools and a pedestrian-oriented Town Center. The development has created a $4-billion gross economic impact since the Lowry Air Force Base closed in 1994.
