The project is being done by New West Developers, a local partnership group, and plans call for a complex of 179 residential units and a 100,000-sf commercial component, mostly retail. The retail portion of the project will actually be situated in the adjacent city of Irvington.

The demolition of the sprawling complex, including substantial asbestos remediation, is expected to take at least six months to complete. According to principal Pedro Ortiz Jr. of New West Developers, build-out could be completed by late 2006. The demolition stage is being done with the help of a $1.8-million loan from the state's Urban Enterprise Zone Program.
