Cherokee County planning department staffers tell GlobeSt.com the county had approved the venture a decade ago but the development did not break ground at that time. Now, with a slew of new commercial, retail and residential projects entering Cherokee County, developers such as JGLW Partners are aware the timing may be right, area brokers familiar with the project tell GlobeSt.com.

However, the hard construction cost of such a project has escalated, construction industry sources tell GlobeSt.com. Ten years ago, the 2,800-shelter and commercial undertaking might have been built for about $28 million. Today, the hard cost would be closer to $50 million, construction estimators tell GlobeSt.com. JGLW Partners' application to the county didn't specify the size of the reduced project planned near the intersection of GA 369 and GA 372, along the Etowah River. Cherokee County commissioners are scheduled to meet Sept. 17 to review the reduced size of the venture which doesn't yet have a formal name.
