Rexel Inc. will take over all of the second floor and part of the first at 6606 LBJ Freeway, setting up a 95% occupancy in one of the Hillcrest Oaks' twins. Rexel's name will rise on the side of the building when it lights space darkened at least a year ago by Origin Technology of Dallas.
Rexel, the locally based division for the Paris-headquartered Rexel SA, ran the deal up and down the LBJ Freeway and toward Far North Dallas, triggering stiff competition as would be expected for a headquarters lease for a tenant with a 280-location network in 28 states and the Bahamas. Robert Jeter with Jackson & Cooksey Inc. of Dallas represented Rexel in its bid to move in sync with a lease expiration at 6700 LBJ Freeway.
Jeff Eckert, a vice president for Dallas-based Trammell Crow Co., credits the win to covered parking, floor plate designs and building ownership. "The lease rate that we ended up with was not as aggressive as the competitors," he tells GlobeSt.com. "But it was a market deal. Was it done at $16? No, but it was market." TCC vice president Barbara Bennett and Eckert spun the signing in three months of negotiations.
Owned by Philadelphia-based Berwind Property Group, the Hillcrest Oaks, with two garden-style buildings and 181,000 sf, is now 86% leased. Its quoted rent is $16 per sf, full service.
