In Gainesville, Miami-based Continental Property Acquisitions Corp. paid $8.3 million, or about $46.83 per sf, for the 177,766-sf Wal-Mart Plaza at 2603-2659 NW 13th St.
The 15.9-acre property, near the University of Florida campus, "offers prime, highly visible retail space" and "excellent accessibility and exceptional parking ratios that all within view and easy reach of every storefront," says GMH broker Bill Tourtellotte. Tourtellotte and GMH brokers Dave Forrest and Steve Behrle negotiated for Watch Omega. Trammell Crow Co. also participated in the transaction.
In Jacksonville, locally based PRG Development Inc. bought the 50,000-sf, 13-year-old Carrier Office Building for $4.2 million or about $84 per sf. Winn-Dixie Corp.'s headquarters staff and a separate call center company occupy the building which sits on 5.8 acres at 7595 Centurion Parkway. Tourtellotte, Forrest, Behrle of GMH and Bruce N. Jackson of CB Richard Ellis Inc. of Jacksonville participated in the transaction.
In March of this year, Watch Omega disposed of the 216,817-sf Town & Country Plaza Shopping Center in Pensacola. Safeway Group Inc. of Pleasanton, CA bought the 75%-leased property for $5.8 million or $26.75 per sf, a price local brokers told GlobeSt.com at the time was far below replacement cost.
