The latest proposed project is Tree Park Apartments, a 456-unit, 31-building community on 38 acres at Thurmond Tanner Parkway and Cantrell Road in Flowery Branch, about 50 miles northeast of Downtown Atlanta. Area construction industry sources tell GlobeSt.com the estimated hard cost will be in the $40-million range, based on an estimated $80,000 construction cost per unit.
The Georgia Mountains Regional Development Center is reviewing the project by Wilwat Properties of Atlanta because of its size, area brokers familiar with new Hall County developments tell GlobeSt.com. Wilwat's project follows an estimated $513-million mixed-use venture, Mundy Mill, proposed by developer Robert E. Lanier, his son Robby Lanier and their REL Properties Inc. company of suburban Decatur.
The plans for Mundy Mill call for 586,000 sf of office, 500,000 sf of retail, 724 multifamily units, 682 single-family attached townhomes and 1,158 single-family residences, as GlobeSt.com previously reported. The development site, also being reviewed by county and local planning agencies, is at Mundy Mill and Meeks roads, just off Interstate 985 in Gainesville in south Hall County.
While Hall County is getting the attention of the pro-development community, the county also faces a federal court lawsuit in Gainesville that alleges its zoning codes and comprehensive land plan violate fair housing regulations and discriminate against Hispanics and African-Americans. The suit was filed by the Home Builders Association of Gainesville-Hall County, the Home Builders Association of Georgia, Southchase Properties Inc., Little River Homes, the Hall County Board of Realtors, Fitzgerald & Burress LLC and the quality Growth Council of Hall County.
