Stephen Cooper with Dallas-based Robert Lynn Co. tells GlobeSt.com that Becknell Wholesale Co., headquartered in Lubbock, will move into the office/warehouse project Jan. 1 in sync with a lease expiration of its longtime facility at 4911 Olson Dr., right across the street in the Buckner Business Park in Dallas. He says the company searched for an existing building to buy and retool, but couldn't find one that fit the bill. The five-acre tract, bought from the Baptist Foundation, takes up the southeast hard corner of Eastpoint and Olson drives. Based on construction costs, the all-in cost will exceed $1 million for Becknell's new facility.

Cooper, the deal's sole broker, also gets the leasing assignment for Becknell's 27,000 sf of open space once the keys turn from general contractor, Raymond Construction Co. of Dallas. Cooper says the industrial rate has yet to be determined.
